The Manufacturer's Inspection Report is the product manufacturer's assessment of whether your specific roof meets the minimum standards required for the Roof Shield system to be applied, cleaned, and sealed successfully. It is not a price estimate — it is a pass/fail qualification report that must be completed before any exact pricing can be finalized.
It is similar in concept to a wind mitigation report — an independent, documented evaluation of your roof's current condition — but its purpose is different: instead of satisfying an insurance requirement, it satisfies the manufacturer's own minimum quality standards so that the warranty they issue is valid and enforceable.
While exact pricing is determined after the report, our factory price sheet does publish general per-sq-ft rates based on roof type (flat, tile, pitch) — so you can get a ballpark sense of cost before scheduling. The report fee — listed on the Factory Price Sheet — is 100% refunded when you proceed with the warranty program.
A Complete Roof Assessment Before We Touch a Drop of Coating
Before we can apply the Roof Shield Monolithic system and back it with a manufacturer's warranty, we need to know exactly what we're working with. Flat roofs with negative pitch, old rework areas, ponding water zones, AC units with minimal clearance — these all affect how we prepare and apply the system.
The Manufacturer's Report documents the roof's current condition in full detail: photographs, a signed scaled drawing, infrared moisture imaging, and a written scope of any repairs needed before application can begin.
The report must accompany any warranty program. It is the foundation of the guarantee we provide.

Photo Documentation
Comprehensive photographic record of the entire roof surface, including all existing problem areas, penetrations, flashings, and drainage points.

A scaled roof drawing signed by our inspector clearly marking all zones, rework areas, drains, AC units, pipes, and structural features.
Infrared Moisture Scan
Thermal infrared imaging detects hidden moisture trapped beneath the surface — invisible to the naked eye but critical to long-term coating adhesion and warranty validity. This scan is also the definitive answer to the "roofs need to breathe" objection: our coatings are vapor-permeable and won't trap moisture on their own, but applying over a roof deck with existing hidden moisture would. That's precisely why we scan first.
Required Rework Scope
A written itemized list of any repairs or surface preparation required before application — no surprises. If rework is needed, we quote it before the job starts.
Don't Underestimate Small Fissures
Hairline fissures — tiny surface cracks that can be nearly invisible to the naked eye — are one of the most common and damaging problems found during inspection. They form from years of thermal expansion and contraction, UV degradation, and substrate movement. On their own they look harmless. But under Florida rain conditions, water forces its way through those micro-cracks, travels beneath the surface, and causes rot, mold, and structural damage far from the visible entry point.
Fissures are also a warranty liability. Applying the Roof Shield Monolithic system over unrepaired fissures traps moisture beneath the coating — exactly the opposite of what the system is designed to do. That's why our inspection specifically flags every fissure and crack zone, and any required sealing is documented in the rework scope before a single drop of product is applied.

Core Samples
In situations where long-term ponding water is present, the Manufacturer may require core samples to assess structural integrity below the surface. Core testing is performed by an independent certified testing company.
